End of tenancy checklist for landlords
Your tenant's let is coming to a close and they are ready to move on, but are you? We've created a helpful checklist for the end of your current tenancy so you can get ready to place your property back on the market.
Agreed-upon end date
In the tenancy agreement your tenants will have signed, there will be an agreed let period with a clear start and end date.
If we are managing your let for you, we will contact your tenants before their tenancy ends to offer them an extension.
If they decline, the initial agreed end date stands.
Alternatively, if a tenant wants to move out before the agreed let ends they will need to give you at least one month's notice.
It is of the utmost importance that all parties know the date the let ends so you and the tenants are ready.
Inspect the property
Inspecting the property is one of the most important steps when a let ends.
This will allow you to identify if they have cared and maintained respect for you and your property.
Once they have removed all their belongings from the property, you need to ensure you complete a thorough inspection with photographs to document the state your property has been left in.
If you are fully managed, we will conduct an end of tenancy inspection for you.
This inspection will inform how much of their deposit will be returned.
You must have photos to prove any deposit deductions. That way if a tenant disputes you have photographic evidence to back up your claims.
Check previous payments
Before returning the deposit for the property, we would recommend going through all your previous payments with them.
This will allow you to guarantee that they have completed all their payments.
We would also recommend checking if there are any outstanding council tax and utility bills under the address of the property before parting ways with the tenants.
Deep clean
Once you have completed the process with the previous tenants and you are happy, we advise deep cleaning your property in preparation for new tenants.
Any deposit deductions can be used to pay for a deep cleaning service and anything else you may have to fix within the property.
We recommend staging your property for professional photography to look extra appealing to prospective tenants, and reduce how long your rental property remains empty.
